Teton Village rests at the foot of the Teton Mountain Range, about 12 miles northwest of Jackson Hole, and a stone's throw from the Idaho border. Here you are virtually surrounded by pine forest and parkland. This is one of the few places in the country where real estate values have been shaped more by conservation practices than by development and promotion. 97% of Teton County, WY is permanently protected from development as national parks, forests, BLM, or is under permanent conservation easement.
Teton Village is an affluent, neighborly, well educated community, where the median family income is almost twice the national average. Tourism plays a big part in the economy-the area hums with fishers, kayakers, hikers, skiers, bikers, and campers. Strict zoning regulations protect the vast open spaces and growth, resulting in a consistent increase of property values over the past 15 years. Wyoming has NO state income tax, either personal or corporate, and we have no intangibles tax. Sales and property taxes are moderate, helping to stretch your dollar. And Barron's magazine voted the area one of the 20 best places to retire and protect your wealth.
Teton Village sits at an altitude of over 6,300 feet, and sees an average snowfall of 450 inches per year (much of it prized dry powder). Winter temperatures can dip well below zero, but the dry air makes it feel warmer. Summers are generally bright blue, with temperatures in the high 70s. Nighttime temperatures, even in the summer, can drop drastically. A typical June evening can be in the 30s or lower.
Travel to, from, and around Teton Village is easy, even without a car. A variety of shuttle busses run between Jackson Hole and Teton Village every hour, and Jackson Hole Airport has excellent air service via United, Delta, Northwest, and American Airlines.
Properties range widely from acreage and lots, to luxury condos, ranches, and vacation homes, to single family dwellings.
