 From a real estate standpoint Jackson Hole is even more unique. The Jackson Hole market is only one of a select in the Rocky Mountains, and one of the very few in the country where real estate values have been shaped more by conservation practices than by development and promotion. Strict zoning regulations designed to protect the vast open spaces by controlling growth, have resulted in a consistent increase of property values over the past 15 years. 97% of Teton County, WY is permanently protected from development as national parks, forests, BLM, or is under permanent conservation easement. Jackson is unique in its tax advantages and location. Wyoming does not have state income tax, either personal or corporate, no intangibles tax and very reasonable sales and property tax. Jackson Hole was also recently noted in Barron's as one of the top 20 Best Places to Retire to protect and preserve wealth. Jackson has excellent commercial air service with United, Delta, Northwest, and American airlines all servicing the area. While no one can predict the future, Jackson Hole will more than likely continue to retain the western character that has drawn residents and visitors alike for many generations to come.  Geography The Jackson Hole Valley is approximately 50 miles long and the Valley floor is 6,234feet. Teton County encompasses just over 2.7 million acres, most of which is remote, mountainous terrain. Close to 97 percent of the county is public land, primarily overseen by the federal government. Privately owned land in the county totals around 76,500 acres, most of which is located on the western and southern ends of the county. Jackson, the only incorporated town, is the county seat. Local Government:
Teton County is governed at four different levels: Municipal, county, state and federal. The 1,801-acre Town of Jackson is the only incorporated municipality in Teton County. The Jackson Town Council, a five-member elected body that includes a mayor and four councilors, oversees the Town of Jackson. The current mayor of Jackson is Mark Barron. The Town of Jackson shares sales tax revenues with Teton County government based on the population breakdown of residents who live in town verses the county. The split is based on the most recent Census, and is currently 47% (town) and 53% (county). In fiscal year 2002-2003, the Town of Jackson's general operating fund budget was $8.3 million, and its total budget including capital improvements was $21.65 million. The Teton County Board of Commissioners, a five-member elected body, manages Teton County's government. Commissioners also represent residents of the Town of Jackson, who vote in commission elections. In fiscal year 2003, the county ís total budget, including capital projects and reserves, was $28.5 million. Again over half of the revenue was generated by sales tax. Education:
Teton County's residents are well educated. The county ranks 26th in the nation in its percentage of adults who have earned four-year college degrees. More that 45% of adults in Teton County hold four-year degrees, compared to about 20% in the state and 25% nationally. Average Jackson Hole High School ACT scores were higher than both state and national averages for the last 5 years.
