Jackson Hole Housing Market Explodes!

Well let’s put that phrase in context – The Jackson Hole / Teton County active listing market is exploding! Yes – everyday there are more and more listings hitting the market and unfortunately not many of them are going under contract. There are currently about 845 active listings in Teton County, Wyoming. Previously the high was reached in October of 2008 so we have basically been drowning in listings for over 6 months.

When comparing today’s active listings to last year we see that in May of 2008 there were about 480 listings and if we look at May of 2007 there were only about 400 listings. The current inventory load will only continue the price pressure we are witnessing on the market. Transactions are taking place but in most cases we are seeing 20% to 30% discounts given from the high of the market!

Searching For Jackson Hole Real Estate Online? A lot of you are looking on www.Sothebyshomes.com/jacksonhole. Information we just gathered from Sotheby’s International Realty tells the story. There seems to be a lot of people looking on line at property and the number is increasing. At www.sothebyshomes.com/jacksonhole we had 43,000 page visits and 11,785 listings were viewed! The average visit per page was about 36 seconds. The top searches included – Jackson Hole Real Estate, Sotheby’s Jackson Hole, Sothebys Jackson Hole, Real Estate Jackson Hole and Sotheby’s real estate. Those searches tell me that the public knows where to look for Jackson Hole real estate information – Sotheby’s! Google was the most used search engine.

When looking at our Company site www.sothebyshomes.com there were 244,000 site visits with 1,757,659 page views. The interesting statistic here is that the average visit length was about 10 minutes. Consumers from 173 countries and 6 six continents visited the site — now that is an International company! The top 5 user countries were – US, Canada, United Kingdom, Germany, Australia.

Market Leader Acquires Fastest Growing Local Firm to Expand Presence in Teton County

Jackson Hole Airport To Be Closed Between May 25th and May 31st

The Jackson Hole Airport will be closed for a runway resurfacing project just after the Memorial Day holiday. The airport will be closed for 5.5 days during which time scheduled aircraft will land at Idaho Falls. The closure could last longer if the weather delays the construction.

During that time the only airlines flying to Jackson will be United and Delta – both of which agreed not to charge change fees for Jackson Hole passengers during the construction (nice of them…).

Announced today, Alltrans will be providing free shuttle service to and from Idaho Falls.

What a great year at the Jackson Hole Mountain Resort… It all started with the new tram and what a piece of machinery it is. Everyone in Jackson and visitors from afar were equally impressed by the new $31 million dollar tram. The speed, the size and the appearance were all impressive. Tram lines were never as short as they were this year when compared with the old tram.

The 2009 ski season will be remembered for the tram but it will also be remembered as the year we received “crazy” snowpack during the Christmas and New Year holiday. A very weird/unusual snow storm impacted the Northern Rockies and deposited feet of snow. It all started with a huge storm on Christmas that was characterized by cold temperatures. Then on the 26th it got warm and continued to snow creating what is called an “upside down” snow pack – cold, dry snow on the bottom and warm, wet snow on the top. This makes for a very unstable snow pack. Well the results were horrible. A young skier was killed in bounds at the Jackson Hole Mountain Resort just after Christmas. Then a few days later a large avalanche crashed into the Bridger Gondola building closing the mountain for 2 days. It was a very eventful week during what was supposed to be a time of celebration. The Jackson Hole Mountain Resort should be credited for handling the situations professionally and well managed. The snow pack finally settled down and stabilized.

For the year we had 502 inches recorded at the mountain weather station with a settled snow base of 120 inches. The last 2 weeks of the ski season will be remembered by a lot of people, including me, as the best weeks of the season with over 8 feet of snow! Yesterday at the “end of the year” bash under the tram Christy and I witnessed a lot of smiling faces. It was a great party with friends and visitors enjoying the wonderful ski season at the Jackson Hole Mountain Resort.

Now —- It’s time to bring on Spring!!!! Please warm up and melt all the snow…..

Protection for the Snake River and Surrounding Mountain Range – Needs One More Signature!

In encouraging news this week the U.S. House of Representatives passed a new bill to protect 387 miles of the Snake River and its tributaries in Wyoming and to put 1.2 million acres of the Wyoming Range off-limits to oil and gas drilling.

Good News On Housing! Anything Happening with the Jackson Hole Real Estate Market?

We woke up this morning to good news on Wall Street as reaction to the new “Toxic Asset” program was cheered by traders with big movement in the financial sector. Wall Street is also reacting to better than expected housing data. The interesting stat to notice is that this is the first time housing sales and median price both increased at the same time since May 2008.

What about the Jackson Hole real estate market? Well, so far the month of March could be labeled the “Month of Showings”. Activity has been quite strong with buyers looking at property but not yet pulling out their wallets. The news out of the federal government is great for home buyers as mortgage rates are very low, there are extremely favorable tax credits for first time home buyers and financing is becoming a little easier to find. All of this should add up to some transactions but currently we are waiting. Prices in Jackson Hole are still holding fairly strong but we are seeing some movement just not an overall pattern.

Data includes: Current inventory staying about the same since March 3rd with a slight increase (3%) to 732 listings. The big increase came into the residential market with an additional 16 listings. There have been a total of 45 price reductions since the start of March. As for buying activity — slow go. Only 1 confirmed pending transaction in March — Aspen’s Condo 2B/2B priced at $595,000.

Wyoming Ranks As One Of the Happiest States In The Country

If you know Christy and me you know we love it here in Jackson Hole, Wyoming. The fresh air, the majestic mountains, the incredible community, the recreation, the restaurants, the arts the list goes on and on. Jackson Hole is a special place. Well, the residents for the rest of our great state, must feel the same way because in a recent Gallop poll Wyoming was rated the third happiest state in the country only behind our neighbor, Utah and the beautiful islands of Hawaii. In other news – Christy and I attend the PAWS furball this weekend at the Four Seasons Resort and we had a blast. Thank you to the Four Seasons Resort – Jackson Hole as they put on a great show with fabulous food, cocktails and atmosphere. As for PAWS – cheers to you. It was one of the finest run charity events we have attended. The marketing was top notch, the event was extremely well planned and all we saw were smiling faces though out. Not to mention an incredible auction where we witnessed the bidding for the coveted front cover of the PAWS calendar reach record amounts and finishing with the “Auctioneer” Leland Christenson saying, “and the winner with the final bid of $47,500.00 wins the front cover for the 2010 Paws Calendar” We witnessed a few “high-fives” after that in the room.

Where’s the Jackson Hole Real Estate Market Headed – Feburary Review

That’s a good question. Currently we are at a stand still as transactions are almost nonexistent. The month of February will go down as a month to forget or should I say a month that was forgotten. Totals for sales volume and units sold are unbelievably small.

Okay – enough baiting. When looking back on the month of February for sales in the entire Teton County Multiple Listing Service we find a grand total of 3 transactions! Since there are only three I can actually list them: 1. Fractional Sale at the Teton Club, 2. 1 Bedroom Condo, 500 square feet in the Town of Jackson for close to $300,000 and 3. a small single family home with development potential for a little over $600,000. That’s it. Sales Volume totaled close to $1,000,000.

How about new activity? Well, we did see some activity in Melody Ranch. 2 homes which were priced at, or above $1,000,000 this past summer, had some very aggressive price reductions which motivated a couple of buyers. Both transactions, if they close, with be under $700,000. There are a total of 41 pending residential transactions. Interesting to note – of the 41 pending transactions almost 30 of them are in the construction phase of development. 6 of the pending transactions are priced above $1,000,000 and 1 of those transactions is listed for $10.5 million! There are also 4 fractional units pending.

Current active inventory is at 708 listings, 506 of which are residential, 48 are fractional units and there are 152 building sites. Of the 152 building sites there are 5 pending transactions (2 in my opinion are suspect) and the other 3 are Commercial properties.

Where are we headed? …as I mentioned above – Good question. It is our opinion that until we see some light at the end of the tunnel with our economy our real estate market will stay in hibernation. We are still waiting to see some significant price reductions – especially on the lower/lowest end of the market. Christy and I see a solution to get our market moving but that takes the low end to move another 20% to 25% downward. This would stimulate first time home buyers. From there, the sellers of these properties could make a move at the next tier and so on.

The stimulus plan does give some incentives for first time home buyers ($8,000 tax credit) and interest rates are at historically low-low rates (under 5%).
