Vacation Home Property Sales Surge

The American desire to own a second home as a vacation home is alive and well!

The National Association of Realtors analysis of U.S. Census Bureau data shows there are approximately 8 million vacation homes in the U.S. Their 2014 Investment and Vacation Home Buyers Survey shows vacation home sales improved substantially in 2013.

NAR Chief Economist Lawrence Yun said favorable conditions are driving second-home sales:

“Growth in the equity markets has greatly benefited high net-worth households, thereby providing the wherewithal and confidence to purchase recreational property,” he said. “However, vacation-home sales are still about one-third below the peak activity seen in 2006.”

Here are the key findings from the report:

Raw Numbers

  • Vacation-Home sales rose 29.7 percent to 717,000 from 553,000 in 2012
  • Sales accounted for 13% of all transactions last year, up from 11% in 2012
  • The median price was $168,700, compared with $150,000 in 2012, reflecting a greater number of more expensive recreational property sales in 2013
  • 42% of vacation homes purchased in 2013 were distressed homes (in foreclosure or short sale)

Buyer Profile

  • The typical vacation-home buyer was 43 years old
  • The median household income was $85,600
  • Buyers plan to own their recreational property for a median of 6 years
  • 33% said they were likely to purchase another vacation home within two years
  • 82% of all second-home buyers said it was a good time to buy (compared with 67% of primary residence buyers)

Reasons for Purchasing

Lifestyle factors remain the primary motivation for vacation-home buyers:

  • 87% want to use the property for vacations or as a family retreat
  • 31% plan to use it as a primary residence in the future
  • 28% wanted to diversify their investments or saw a good investment opportunity
  • 23% plan to rent to others

Location

  • 41% of vacation homes purchased last year were in the South
  • 28% in the West
  • 18% in the Northeast
  • 14% in the Midwest

The vacation homebuyer purchased a property that was a median distance of 180 miles from their primary residence (down from 435 in 2012)

  • 46% were within 100 miles
  • 34% were more than 500 miles

Financing

  • 38% of vacation-home buyers paid cash in 2013
  • The median down payment was 30%, up from 27% in 2012

IMG_6993Christy and Garth Gillespie recently moved to Jackson Hole Real Estate Associates – Christie’s International Real Estate – and we “moved” the Jackson Hole Community Truck with us!  We know the value our truck brings to the valley so we want to make sure you have the information available to reserve the truck.

If you are not sure what the Jackson Hole Community Truck is….well about 8 years ago Christy and Garth Gillespie thought about a way that we could make a positive impact in our community.  Jackson has so many non-profits and we tried to think of a way that we could support most of them.  We came up with the idea of a Community Truck and to allow all non-profits the use of it for what ever they need.  Moving supplies, setting up for a function, helping a needy family or changing office locations it is available for all.

During the past 8 years the truck has been used at least 100 days of each year to all sorts of individuals and non-profits.  Every year we also ask for supporters/sponsors of the truck and in 2014 we’d like to thank — First Interstate Bank, Jackson Hole Title and Escrow, All American Home Inspections and Albertson’s for their generous support.

Reserving and Using The Gillespie Community Truck

  1. Call at 307-732-7614 to schedule the date(s) you wish to use the truck.  Please call a few days in advance.
  2. Arrange a time with Garth, Christy or Bailey to pick up the key and fill out the paperwork.
  3. Bring your driver’s license and insurance card so copies can be made when you pick up the key.  If there will be additional drivers, please be sure to bring a copy of their license and insurance.
  4. Fill out Rental Agreement Forms and Safety Qualification.
  5. Make sure the gas tank is full before you use the truck.  The prior driver should have filled up the tank.
  6. Please bring back the truck in the condition you received it in with the gas tank filled to the Wort parking lot.
  7. Drop off the keys along with a check for the $20/day donation fee made out to “Garth and Christy Gillespie” unless your association has agreed they would like to include the “Gillespie Community Truck” in a “thank you” advertisement.

Wyoming Taxes – Great Facts About Wyomings Wonderful Tax Climate

Last week Christy and I were treated to an excellent discussion at our Jackson Hole Sotheby’s International Realty morning meeting about Wyoming Taxes.  Every Wednesday the agents and staff at Sotheby’s get together to discuss new listings, recent sales activity, office policies and important educational seminars.  This past week we had the pleasure of having Jim Gersack, VP of Wealth Management at First Interstate Back in Jackson Hole (who can be reached at 307-732-7852 or by email at james.gersack@fib.com) give us an interesting presentation of the current momentum Wyoming is receiving from individuals looking to relocate their residency to Wyoming.  You see, Wyoming is simply one of the top states in the country to live in if you are looking to preserve wealth and to avoid major taxes that many state impose on individuals and businesses.

So why is Wyoming so special?:

In March, 2013 Wyoming was rated as the top tax-friendly state by Barrons Penta (Barron’s Penta offers advice for families with assets of $5M or more). Residents of Wyoming reap significant tax benefits due to its tax certainty, asset and creditor protection and state budget surplus of $1 billion.

• According to a study by 24/7 Wall Street, Wyoming is the 2nd best run state with regards to account debt per capita, budget deficits, unemployment, and median household income

• Wyoming has very progressive estate and tax planning legislation with more to come

• Wyoming has $6.1 billion in their Mineral Trust Fund and nearly $1.3 billion in cash in their Legislative Stabilization Reserve Account

When compared to higher tax states such as California, New York, Illinois or Maryland (which recently instituted a “rain tax” estimated to cost Marylanders $300 million annually) it becomes clear why Jackson Hole, Wy is experiencing a surge of tax-motivated buyers.

The 2013 Real Estate Market in Jackson has been one marked by vast improvement over past years.  This of course should be expected after a few of our worst years (2009, 2010, 2011).  2013 has been tracking below the “glory years” of (2007, 2006, 2005) but overall we have seen robust sales and sales volume.

One neighborhood that has seen an incredible rebound is the South of Jackson neighborhood – Melody Ranch.  Melody Ranch is a beautiful neighborhood just 4 miles south of Jackson and it is relatively a young subdivision for Jackson standards as it is less than 20 years old.  Newer homes, floor plans and house designs are attractive for many residents in the Jackson Hole area.

Melody Ranch has always seen active sales as it offers an opportunity for new residents, residents moving up in the market and residents looking to change addresses due to the wonderful views and weather Melody offers.  Sales for the past 10 years are as follows:

Melody Ranch, just four miles south of the Town of Jackson, is a place of wide-open spaces, remarkable views and a strong sense of community. While residents appreciate the development for its close proximity to town and its natural beauty, they also love the fact that it feels like a true neighborhood, a place where people have chosen to make as their year-round home in Jackson Hole.

Melody Ranch has deep roots in Jackson Hole history. In 1888, the area was settled as Cheney, one of the first townships in the valley. In the 20th century, an out-of-towner named Paul von Gontard visited the area as a boy and was so bowled over by the soaring mountains and grassy meadows that he later returned to establish a cattle ranch on the land. The main lodge and outbuildings from those days still stand, and their historic character is complemented by the design of today’s Melody Ranch homes, which are in the Western mountain and ranch styles, in natural earth tones.

Cottonwoods, spruce and aspen dot the landscape and add a sense of privacy. Melody Ranch “has incorporated time-honored concepts of historic ranch development into its master plan, to preserve the open character of horse and cattle pastures and hay meadows while allowing native and natural vegetation to protect and shade its buildings,” the developer says.

The development features manmade improvements that give residents a backyard playground. There are bike trails, trout fishing ponds, playgrounds and playing fields that make the development ideal for families with children. Schools, grocery stores, shops, restaurants and all the other amenities of town are within easy reach, as are Grand Teton National Park and Jackson Hole Mountain Resort. But at Melody Ranch, staying home is just as an attractive option as getting out to other parts of the valley. Great views are just the beginning.
